The Committee's Charter

To assist Fairways homeowners in maintaining their property in a manner which meets the expectations of the community as a whole.  To assist with issues relating to property improvements as well as homeowner's concerns related to maintenance or any deviations from accepted codes.

Home Modifications

1- Review Architectural Control Committee Design and Modification Guidelines

2- Fill out and submit Application For Approval Of Modification  request form. 

We suggest not signing any contracts for property improvements without making it contingent upon receiving approval of the Architectural Control Committee.

  • We have formed a larger committee in order to make sure our guidelines are met, so please review the guidelines. They will be avidly watching the neighborhood to keep all homes in compliance & to assist with new projects being considered for approval.
  • The ACC will assess a $ 200.00 penalty along with a cease order to any homeowner that begins a project without an approval letter from Access management. Modification forms must be completed and submitted before the project can be started.
  • Whether your are remodeling or changing your landscape, please contact someone from the ACC Committee to request a copy of Covenants, Restrictions And BylawsDesign and Modification Guidelines or download them by clicking on the links.

Violation Penalties

  • Homeowners will be fined after the third letter is mailed asking to correct a violation & no correction has been made. The structure will be as follows (these are the main trouble areas):
  • Yard Trash: no compliance after third letter $25.00 plus $2.00 a day until removed.
  • Trailers, Boats, Campers: no compliance after third letter is $25.00 plus $5.00 a day until removed.
  • Maintenance on home: no compliance after third letter is $25.00 plus $5.00 a day until removed.
  • Garbage can violation: no compliance after third letter is $25.00 plus $2.00 a day until removed. The covenants state: "All garbage receptacles must be hidden from public view and the view from adjoining property.” In order to maintain our curb appeal we need all residents to wait until the night prior to pick up to put your garbage can out, and store them the same day after pickup.
